A) So now "buying, selling and renting" is daily news? This might be a resource page for English speakers to check once in a while, but for the real spanish news, try a real spanish newspaper: El Pais www.elpais.es

I saw a piece on Thames News 2-3 months ago about a site that you could advertise your property for sale.?

Q) It cost a one off registration fee of £10..anyone remember what the site was called? It was for people who did not want to use an Estate Agent.

A) It may not be the website you refer to but www.houseladder.co.uk is for people trying to sell their house privately with a fee of £69.99 to list your house and they then advertise your house on other sites such as the hotproperty website, fish4 homes one etc,etc, etc. Hope this helps!

If property values do take a nose dive in the UK (40% is predicted) will council tax banding be re-assesed?

Q) As we see on the news the sub prime market in the USA has been hit hard with property values dipping by up to 70% as financial institutions try desperately to unload negative equity - how would this affect council tax banding in the UK when the dominoes start to fall here. Yes John H you are correct in saying that the houses which sold post 1989-1991 are now sky high however you miss the point, because they were sold (mostly) due to negative equity they were (mostly) purchased on the cheap by property speculators and then sold later at a vastly inflated profit. So once again we head for the 'Big Dipper' and we all know in advance that there will only be one sector that will end up quids in.. A) Council Tax bandings may or may not be re-assessed, but don't expect your council tax to drop - councils have already budgeted for a given amount of money coming in, and every penny is spoken for. Re. other posters comment about 'there can't and won't be a property crash' - wanna bet? That's exactly what people said just before the crash of 1989-90. They were wrong, too. I haven't seen the Halifax figures, but would be interested to know exactly how they were arrived at. Did they average it out for all house types, and all areas of the country, or did they break the figures down? From memory, expensive houses, especially in desirable locations, held their prices very well - in fact, many of them continued to rise right through the crash. It was Joe Average who got hammered into the ground. I knew plenty of people who dropped their asking price by as much as 35%, and still didn't even get a single enquiry, so don't kid yourselves it couldn't happen again. It was much the same story in 1973, though not as bad, and people I knew lost thousands because they didn't believe it could happen. For the record, people were still saying there couldn't be a crash just days before the Wall Street crash of 1929 - and I bet the shareholders of Northern Rock didn't believe a bank could go bust, either . . .

I have just been watching the news about the man who was killed?

Q) by the teenagers who were smashing up a digger on his drive he confronted them and they beat him to death. My question is what can we do about all this and would you confront someone damaging your property or leave them to it now? it is a bad world where you cant even tell a load of kids to bugger off now It is hard now my instinct would be to go out and create merry hell lol but you never know what will happen It does explaine why people want vigilantes the police do there best but they can t stop the courts handing out stupid punishments there was a lad who was murdered in my town by 8-10 people a few years ago only one of his killers got life all the rest served under a year no justice anymore

A) There are so many of these cases now - like the father recently out playing with his kids - told a bunch of teenagers to pipe down and guess what, he got stoned to death - the literally threw stones at him - he had a heart condition and he died. The culprits young kids. I am sorry bit these children are ineritently violent - born evil. They should be put in prison for the rest of their lives. But no, they will all be let off because they are young - some doogooders will bleat on again about lack of opportunities or they are "bored". I don't recall wanting to beat someone to death when I was a bored teenager - how times change! Our justice sytem has to change given that we have teenagers beating and stabbing people to death every day and getting away literally with murder. If you are old enough to murder someone then you are older enough to serve life in jail - even if you are a teenager. Some teenages have no respect for authority and for life - life is cheap to them - it's just a laugh.

Graffiti artists, should they be allowed to deface our public property?

However, many artists is the case of just atagging their name, why dont do graffiti artists be encouraged to place murals like this one?

A) It's unlikely that they're going to fall to a level that actually reflects the real value of the property. London is overpriced and over-rated. It's only when London crumbles and falls into the sea that folk are going to realise this...

Rent & tax...?

Q) Someone I know has rented their flat for a small amount of time (under yr) to a student therefore can claim back the council Tax. However if they try to claim the money back they inform the Local Govt that their property has been rented. Therefore news might get back to the Tax man thus would they have to pay income tax on the rent income? The rent income only covered the mortgage so no money (profit) was made but are they still taxable? If so would it be best not to claim back the council tax so no one knows the flat's been rented.

A) Say, your friend gets 10k a year in rents. They can deduct allowable expenses from this to arrive at a taxable profit. Allowable expenditure does not include the mortgage. It only includes mortagage interest paid. They can deduct things like council tax, water, furnishings, and the interest paid on the mortgage. but cannot claim capital expenditure. For example, they're paying 10k on the mortgage in the year and 3k of that is interest, only the 3k can be offset against the 10k rental income.Therefore, in the eyes of the taxman they probably will be making a profit. They may be breaking even on the mortgage, but that doesn't matter. Also, there's a capital gains tax implication when the property is sold... any profits made are liable to capital gains tax. Hope this helps.

A) go to the courthouse and take out a lien on the property. in you county it may be a contractors lien or a labor lien. Hope you have a contract or a paper trail otherwise, it is a he said he said.

Foreclosures of houses and property are in the news these days. Please suggest sources for these properties.?

Q) I get lot of 'spam' email for this kind of info; would appreciate knowing some legitimate and sound sources.

A) I watch my local newspapers for notices of sheriff's sales in my county. I think by law they are required to print these notices two or three times for each foreclosure. Our newspaper today had notices for four separate foreclosures, with property addresses and the date and time of each sale.

A) I don't entirely understand your question(s) I would not hire a property management firm that offers something through the web. Unless your property rests in the virtual world. I would use a ppty mngr. that is reality based, maybe offering some web newsletters or e-mail updates. I have no idea what "web 2.0 with owners and renters" means Are you saying they charge 2% annually to manage the property? My property manager sends newsletters and web based up dates on their website. So it's not as though it isn't being done. Best of luck,

A) Depends on where you are located, and what property you are trying to find and reclaim. Escheatments go to the state where the (unfound) owner last resided in the US. Try typing "Lost Property" and the name of your state into yahoo search; lots of sites to explore. Most states have a free web site to interrogate by the name of the person who has lost the property. It takes some time, but I have reclaimed substantial amounts for a relative (had Parkinson's).

A) You mean the HOMEOWNERS' ASSOCIATION? Call the Condo Complex--Look it up in the phone book! The HOA can tell you what the fees, etc. are.

Can a property management company charge you $766. for a water treatment system through a news letter?

A) They can send you the newsletter, but I wouldn't rush to get them a check. Make a phone call or pay a visit. Ask to see the paperwork. Did you ask for this system? Was it an assessment? Is it possible the newsletter is just informational, and the actual bill will arrive later?

Q) Where can I sign up for a news letter or mailings list that informs me of property auctions or properties thtat are for sale for cheap that have been reposessed or have unpaid taxes on them??? Is there a service for all states or do i have to find one that is specific to my area. I live in jacksonville, florida. thank you for the help!!!

A) Contact your county courthouse or sheriff's department and get the dates when they auction properties and tax lien's. You will probably be competing with experienced investors with lots of cash, so make sure you don't get suckered in to a bad price or house. Hopefully you will be able to get a list of the houses to be auctioned and go look at them before you bid. Good luck.
